You may be looking into building a new home and have come across the term turnkey home multiple times. Whilst it may be an overused word in the industry, it could have you wondering ‘ what is a turnkey home?’
A turnkey home means that at the completion of the building phase, you ‘turn the key’ in the front door and move in straight away. Without any further work to be completed. Some building companies call these homes ‘move in ready’. Which is exactly what they are – move in straight away! Upon completion of the building process you can start living in your brand new home.
There is a common misconception when it comes to new construction. That is, that all homes are move-in ready, when the keys are handed over. Unfortunately this is not the case.
Some building companies exclude certain elements of the build to bring down costs. For example, siteworks (earthworks, utility connections, drainage, retaining walls etc), which are essential. They are a requirement prior to the commencement of your project. All sites are different and in the ‘cookie cutter’ world of project homes it is difficult to put a standard fee on this type of work. Therefore, they are, usually, excluded from the contract. Other common exclusions are window coverings, floor coverings, a letterbox, clothesline and even landscaping.
In conclusion, if you are looking for a builder ensure you discuss inclusions (and exclusions) before you sign a contract. It is important to know what you are getting as part of the package.
